Terms & conditions

Tritt Consultancy bv, trading under the brand name Tritt – Case in Italia via the website www.tritt.nl, acts exclusively as a booking agent and mediates in the conclusion of the agreement between the owner of the holiday accommodation or their representative and the renter. Tritt is not responsible for obligations and promises made by third parties or the consequences thereof. In the event of complaints, a complaints procedure is included below.

Name, designation and address of accommodations

Our offer consists of apartments, farmhouse restaurants, detached villas, country houses and a few B&Bs. In many cases, we use fictitious names to identify our accommodations, just as other providers use numbers or descriptions. As a result, you may not find reviews for many of our accommodations on standard review websites. The full address is also not listed in the accommodation description. On the voucher and directions that we send after your complete Once payment has been received by us, the actual name and exact location with all details, including directions, are listed.

On our website, under the 'Guest Reviews' button, you can read the reviews for the relevant accommodation. You can rest assured that all accommodations on our website are of a high quality and are regularly visited by us personally to guarantee this. The star rating system we use provides a good indication of the quality of the accommodation; however, this is a our own designation van Kick (see also Qualification system).

Accommodation prices

The prices of the accommodations are listed in the price table; the amount stated for each day is the daily rental price for the house, room, or apartment. Additional costs and extras list other costs that may or may not be payable on-site. Important!: In some tables, it is stated at the bottom that prices are subject to change or that a dynamic pricing policy applies. This means that the price listed in the table may change and is not guaranteed. After submitting your reservation request, you will receive the current price based on which you can finalize the reservation.

Reservation and payment

You can make a reservation by filling out the reservation form on the website. Once the reservation confirmation/invoice has been sent by us to the email address you provided, the reservation is final* and binding and legally valid for both parties.

The down payment amounts to 40% of the total travel cost and must be paid upon reservation. The remaining balance must be in our possession 8 weeks before the start date of the rental. The administration fee for a reservation is €39. If the rental period commences within 8 weeks of reservation, the entire rental price must be paid in full at once. late payment gives us the right to your without further notice reservation te cancel and possibly pass on the cancellation costs to you.

Arrival and departure

De check-in and check-out Check-in at many accommodations in our selection takes place on Saturdays, particularly during the high season. On the Saturday of arrival, you can occupy the accommodation from 4:00 PM. On the day of departure, you must vacate the accommodation before 10:00 AM. Days and times apply unless otherwise stated.

In the event of a delay and/or change, you must inform the accommodation or us immediately. If notification is not given in a timely manner, we cannot accept responsibility for any consequences, and any resulting costs will be entirely at the expense of the tenant.

Number of Persons

The number of persons for whom the booking has been made is stated on the booking confirmation. It is not permitted to occupy the accommodation with more persons than stated on the confirmation. In the event of a violation, additional costs will be charged or you will be denied access to the accommodation.

Preferences and essentials

Any wishes (preferences) you may have communicated at the time of booking do not constitute a guarantee. The accommodation provider's schedule will take the preference into account. If a special preference is so important that booking depends on it, we refer to this as an essential requirement. Essential requirements are discussed with Tritt and must be explicitly stated at the time of booking. You require written confirmation of the essential requirement on your travel documents.

Inclusive and exclusive

At the bottom of the accommodation price table, it is indicated which costs are included and excluded.

Excluded costs can be mandatory costs or optional extras that can be added.

It is also stated whether these costs must be paid upon booking or on site.

Additional services such as travel and cancellation insurance (cancellation insurance max. 7 days after booking) or a ferry crossing can be booked by you yourself via the Tritt website. Please note that you should only book these extra services once you have received the final confirmation, i.e. the invoice, by email.

Qualification system

Tritt uses its own qualification system.

The number of stars indicates what you can expect regarding the quality of a particular accommodation.

In this regard, account is taken not only of the accommodation's facilities and the furnishings of the rooms and apartments, but also of the atmosphere and location. Consequently, Tritt may classify an accommodation differently than officially indicated on-site.

Change

In the event of a change to a once-reserved accommodation, the tenant owes an administrative fee of €25 per accommodation. Changes are made in consultation with and with the consent of the landlord, subject to availability and at the applicable prices for the newly chosen period. Changes resulting in the reservation of a completely different accommodation are subject to the cancellation terms. Resale of reserved weeks to third parties by the original tenant due to cancellation is not permitted.

Cancel

The customer is entitled to cancel upon payment of cancellation fees. Cancellations must be submitted in writing to Tritt, stating the invoice/reservation number. In the event of cancellation, the customer owes an amount of Euro 25,00 in administrative costs. In addition to the reservation and other costs already charged at the time of booking, the following amounts are due:

For all types of accommodation, excluding detached villas and holiday homes:

  • In case of cancellation after submission of the booking form and up to the 42st calendar day (exclusive) before the start of the agreed rental period: 30% of the rental sum;
  • In case of cancellation from the 42nd calendar day (inclusive) to the 28th day (exclusive) before the start of the agreed rental period: 60% of the rental sum;
  • In case of cancellation from the 28th calendar day (inclusive) to the 14th calendar day (exclusive) before the start of the agreed rental period: 90% of the rental sum;
  • In the event of cancellation from the 14th calendar day (inclusive) before the start of the agreed rental period up to the start of the rental period (inclusive) and early departure from the booked accommodation: the full rental amount.

For detached villas and holiday homes:

  • In case of cancellation after submission of the booking form and up to the 61st calendar day (exclusive) before the start of the agreed rental period: 40% of the rental sum;
    In the event of cancellation from the 60th calendar day (inclusive) before the start of the agreed rental period up to the start of the rental period (inclusive) and early departure from the booked accommodation: the full rental amount.

Good to know: Travel agreements are an exception to the 'Distance Selling Act' and are therefore not eligible for a 14-day right of withdrawal ('cooling-off period').

Special conditions regarding the Covid-19 epidemic: If travel is not possible due to government restrictions, i.e. a red code (no travel) applies or an entry ban imposed by the Italian government, you may cancel your reservation free of charge with a full refund. If travel is permitted but you do not wish to do so yourself, or if you do not meet the entry requirements, our standard cancellation conditions apply. These also apply in the event of a yellow code. Finally, for the sake of clarity, we would like to mention that Tritt does not offer package holidays, but rather individual accommodations.

Insurance (see also inclusive and exclusive)

Tritt strongly advises taking out cancellation insurance for every booking and can assist with this. To take out travel and/or cancellation insurance, you can easily purchase short-term travel and/or cancellation insurance online via the services page on our website with 'de Europeesche' (cancellation insurance max. 7 days after booking).

Please note that you should only take out the insurance after you have received the final confirmation/invoice by email.

Liability

Tritt is in no way liable for loss, theft, damage, accident, or injury to persons or property, regardless of the cause. We also accept no liability for any incident caused by negligence.
Furthermore, we disclaim all liability for any changes and construction activities undertaken or carried out without our knowledge. This also applies to external influences, such as (construction) activities organized by the municipality without our knowledge.

The photos shown are for illustrative purposes only and may vary. Prices for the following year are subject to change.

Complaint

Most of our accommodations are privately owned, selected by us on-site, and regularly inspected. If, despite this, something turns out to be not in order, please report this immediately (in any case within 24 hours of arrival) to the host (the accommodation) and then to us (Tritt). Anyone taking their own measures without consultation does so entirely at their own responsibility and expense.
Only complaints submitted in writing within 14 days of return will be processed by us.

Security and guarantee

Tritt Vakantiehuizen has been active in the rental of holiday accommodation in Italy for over 20 years. Your reservation is in trusted and safe hands with us. As a customer, you need not fear losing your money in unforeseen situations; we will always look for a suitable solution.

No part of Tritt's websites may be copied, reproduced, and/or made public by means of printing, photocopying, microfilm, or in any other way whatsoever without prior written permission from Tritt.

Good to know – on site

Deposit
Upon arrival, you are required to pay a security deposit in cash; credit cards are not accepted unless stated otherwise. This deposit will, of course, be refunded at the end of your holiday, after deduction of any damage or extra cleaning costs.

Final cleaning
For each accommodation, it is indicated whether final cleaning is included or must be paid for on-site. If the final cleaning is carried out for you – whether for a fee or not – you are required to leave the accommodation broom-clean upon departure and all household waste must be disposed of. If this is not the case, a deduction may be made from the security deposit.

Swimming pools
For locations/accommodations with a swimming pool, please note that the pool is not open all year round and is not heated. If your booking falls outside the period from mid-May to the end of September, the pool may be closed. The indicated opening periods are subject to change and weather-dependent. Please also note that most pools may be closed in the evening (often from 7:00 PM). Some pools are cleaned using saltwater and are therefore chlorine-free. The children's pool icon indicates that there is a children's section in the pool or a separate children's pool. Exceptionally, a pool (whether private or not) may be undergoing maintenance or repairs, or the water may need to be cleaned. Unfortunately, we cannot accept responsibility for any inconvenience resulting from this. Good to know: In Italy, a swimming cap is mandatory in almost every public swimming pool; this is regulated by law. This rule is also often enforced at holiday accommodations. We generally check this annually, and if this is the case, it is mentioned on the website whenever possible. However, it may occur that accommodations decide before or during the season not to enforce the rules, or conversely, to enforce them, and we receive no information about this. Swimming caps are sometimes available on-site; otherwise, the accommodation may be able to inform you where nearby you can purchase them. In any case, be prepared. Tritt is not liable for any costs arising from this.

Water, electricity supply and road network
In Italy, disruptions to the water and electricity supply may occur. We cannot accept any liability for this. Many of the accommodations are located in rural areas and may only be accessible via unpaved roads.

Use of facilities
It is possible that the facilities mentioned in the description cannot be used (temporarily). For example, the swimming pool, sports facilities, or restaurant may not yet be open or may already be closed during the shoulder season for any reason. Sometimes, owners of the facilities mentioned make changes to rates, opening times, and closing times during the season. In some cases, facilities are leased to third parties. We cannot accept liability in this regard, but will do our best to mediate.

Wi-Fi, television
The availability of a Wi-Fi zone or Wi-Fi in the accommodation is listed on the Tritt website. You are required to bring your own laptop with a wireless connection. If in doubt, you can always ask us. However, please bear in mind that internet connections in Italy can be inconsistent or poor. It is important to realize that the consistent operation and speed of wireless internet abroad may differ from what we are used to (in the Netherlands). Therefore, the operation and speed of Wi-Fi at the destination are not guaranteed. Unfortunately, we cannot accept any liability for this. If a television or satellite television is present, please note that often only Italian channels are available.

Communication
Please note that not all owners have a good command of English and/or German. Reception staffing varies by accommodation. Do you have questions or are you having trouble resolving the issue with the owner? Let us know; we are happy to assist you.

Dogs
Dogs are allowed at some accommodations, either for free or for a fee. The dog is always subject to availability and must be specified at the time of booking. Please adhere to the landlord's rules regarding your pet. An EU pet passport is mandatory. We recommend contacting your veterinarian regarding this.

City tax
As of March 1, 2012, a tourist tax has been introduced in many municipalities in Italy. This tax applies to overnight stays by non-residents aged approximately 12 and over, for a maximum of 13 consecutive nights. The amount of the tourist tax may vary by municipality.
